〔自由時報記者廖千瑩／台北報導〕前國泰金副董事長蔡鎮宇透過旗下的寶豐隆興業，昨以八十八億元標下新壽敦南金融大樓B3至二樓及十二樓共三十七％所有權，換算每坪一五六．四七萬元，代表國泰蔡家正式買回「起家厝」，未來蔡宏圖、蔡鎮宇將攜手合作開發。
國壽已買回63％ 整棟184億創天價
敦南金融大樓為蛇年首宗大型商辦標案，這次順利標出，雖然商場與辦公價格未再創新高，但加上前次國壽標走的部分樓層，整棟大樓交易金額合計高達一八四億元，創下目前單棟商辦大樓交易的最高紀錄。
二○一一年底新光敦南REATs（不動產資產信託）標售，被國壽以九十六億元標走，取得六十三％的產權，即敦南大樓三至十一樓及地下B4、B5停車場；今年新壽決定標售剩下的三十七％產權，且僅私下邀約國壽、富邦人壽、頂禾開發及寶豐隆興業出價。
昨天開標僅寶豐隆一家投標，以總價八十八億元標得，溢價二．一％，與前次標售富邦、國泰蔡家堂兄弟全員出動截然不同。據了解，蔡鎮宇未到場，僅由寶豐隆葉姓高層到場投標，而國壽則礙於金管會禁買令未取消，根本未到場投標。
此次新壽標售敦南金融大樓，土地面積五二八坪、樓地板面積五六二八坪，換算每坪一五六．四七萬元，高於前次標售的平均每坪一三二萬元；但此次標的包含一樓，且新光銀、誠品仍續租用中。
新壽轉手翻三番 全棟估賺逾150億
新壽在七十五年以二十五億一六七八萬元買進敦南金融大樓，持有二十七年，轉手獲利已經「翻三番」，昨標售扣除成本獲利七十六億元，預計第一季入帳，若加上前次賣給國壽獲利超過七十億元及發行REATs獲利九億元，估計新壽整棟獲利已逾一五○億元。
據了解，新壽決定出售敦南金融大樓，主因當初REATs沒有標回，已失去完整產權。
敦南大樓位於敦南商圈，總基地達一千三百多坪，加上由蔡宏圖、蔡鎮宇兄弟先後標下後，所有權單純，未來具都更改建效益。
新光金副總徐順鋆表示，敦南金融大樓為早期取得資產，此次出售是為了活化資產，適時處分實現獲利。至於後續還會不會規劃再賣大樓？徐順鋆說，目前沒有這樣的規劃。
